Aligned Data Centers Closes $2.58B
Insurance-Backed Credit Facility to Fund AI-Driven Data Centre Expansion
A landmark moment for alternative capital in digital
infrastructure: Aligned Data Centers closes the largest insurance and pension
fund-backed revolving credit facility in U.S. data centre history — unlocking
perpetual-style capital for its hyperscale and AI compute customer base,
secured against six existing assets with $1.2B+ in deployable capacity.

LENDERS / CAPITAL PROVIDERS Institutional Capital
Providers (Insurance + Pension Funds) The $2.58
billion revolving credit facility is backed by a consortium of insurance
companies, pension funds, and other institutional capital providers. This is
a departure from traditional bank-led data centre financing: insurance
companies and pension funds, attracted by the long-duration,
infrastructure-like cash flows of hyperscale data centres, are increasingly
providing direct lending to data centre developers at attractive spreads over

TX-based private hyperscale and colocation data centre developer and
operator. CEO Andrew Schaap. Operates across major U.S. markets including
Dallas, Phoenix, Chicago, Reno, and Salt Lake City. Serves hyperscale cloud
providers, large enterprises, and AI/HPC compute customers. Known for its
adaptive data centre design (ATD) that allows modular capacity expansion.
Owned by private equity investors including Macquarie Asset Management and
others. The six assets secured against the facility represent Aligned's

DEAL OVERVIEW
Aligned Data
Centers closed a $2.58 billion revolving credit facility in March 2026, backed
by insurance companies, pension funds, and other institutional capital. The
facility is structured to finance later-stage development projects — i.e., data
centre campuses that are under active construction or in final commissioning
phases — secured by six existing Aligned U.S. assets that provide the
collateral base. The revolving structure allows Aligned to draw, repay, and
redraw capital as construction phases complete and tenants come online,
providing maximum flexibility for a business that operates across multiple
concurrent development timelines.
The significance
of the institutional (insurance/pension) capital structure is substantial:
unlike traditional commercial bank-provided revolvers (which typically have
shorter tenures and variable appetite depending on bank balance sheet
conditions), insurance and pension fund capital is long-duration and
strategically committed to infrastructure exposure. For data centre developers,
this type of institutional backing provides the certainty of funding that large
hyperscale customers (Microsoft, Google, Amazon, Meta) require before
committing to 10-20 year data centre leases.
"This facility, backed by leading insurance and institutional
investors, gives us the flexibility and certainty of capital to deliver on our
hyperscale and AI compute customer commitments across our expanding U.S. campus
portfolio."
— Andrew
Schaap, CEO, Aligned Data Centers
THE AI-DRIVEN DATA CENTRE CAPITAL SURGE
AI training and
inference workloads are the single biggest driver of U.S. data centre
investment in 2026. Every major foundation model (GPT-class, Gemini-class)
requires tens of thousands of NVIDIA H100 or B200 GPUs running continuously in
purpose-built facilities with 50-100MW+ of power per campus. Data centre
developers are racing to pre-develop sites with permits, power interconnects,
and cooling infrastructure in place — because hyperscale customers have
committed $500B+ in AI capex and need deployable facilities immediately.
Aligned's $2.58B
facility is one of multiple large structured financings by data centre
developers in Q1 2026: the quarter saw record debt and equity raises across the
sector, including multiple bond offerings, infrastructure fund acquisitions,
and institutional credit facilities. This represents a structural shift: data
centres are no longer considered niche real estate — they are core
infrastructure, attracting the same institutional capital that highways,
airports, and utilities command.
ADVISORS
No financial
advisors were publicly disclosed for the facility arrangement. Debt capital
markets transactions of this type are typically structured by the borrower's
in-house treasury team working with investment bank arrangers and legal
counsel.
