THE PARTIES

ACQUIRER Chancerygate Ltd UK-based
specialist industrial property developer and asset manager. One of the UK's
most active developers and investors in urban industrial, logistics, and
last-mile delivery real estate. Known for developing and managing urban
industrial estates adjacent to major urban centers, transport nodes, and
airports. Chancerygate focuses on multi-let industrial properties with strong
occupier demand from e-commerce fulfilment, logistics, light manufacturing,
and airport-linked businesses. Advised by BCLP (Bryan Cave Leighton Paisner)
real estate team. The World Freight Terminal acquisition represents
Chancerygate's largest single asset purchase to date and establishes it as
the dominant private landlord at Manchester Airport's industrial estate. |
SELLER Columbia Threadneedle
Investments London-based
global asset management company (part of Ameriprise Financial). Manages
approximately £580 billion in assets across equities, fixed income, real
assets, and multi-asset strategies for institutional and retail clients.
Columbia Threadneedle's real estate platform has historically held UK core
commercial and industrial assets in pooled funds and segregated mandates. The
sale of the World Freight Terminal is consistent with the ongoing trend of
institutional fund managers divesting large single-asset industrial holdings
to specialist operators who can actively manage and develop the assets,
releasing institutional capital for redeployment into broader diversified
strategies. |
DEAL OVERVIEW
Chancerygate
acquired a long leasehold interest in the World Freight Terminal at Manchester
Airport from Columbia Threadneedle Investments for £155 million, with the
transaction completing on March 31, 2026. The acquisition was advised by BCLP's
real estate team on behalf of Chancerygate. The World Freight Terminal
comprises 64 units across 17 buildings totalling 825,000 square feet on a
54-acre site that directly adjoins the Manchester Airport runway — creating one
of the most strategically located industrial estates in the UK.
The tenant base
is almost entirely airport-linked: freight forwarders, cargo handling
companies, ground handling agents, aviation maintenance and repair
organizations (MROs), customs brokers, and logistics firms that require
immediate proximity to the airport's air freight terminals. This creates a
captive, highly sticky occupier profile that benefits from the structural
growth in both air cargo volumes (driven by e-commerce, pharmaceuticals, and
high-value goods) and Manchester Airport's expanding international route
network. The 6.7-acre development plot with planning consent provides
Chancerygate with a significant value-creation opportunity for new-build
industrial units to meet pent-up demand from airport occupiers.
"The World Freight Terminal represents a rare opportunity to
acquire a high-quality, airport-adjacent industrial estate in one of the UK's
most undersupplied logistics markets, with significant potential for value
enhancement through active asset management and development."

THE AIRPORT LOGISTICS TAILWIND
Manchester
Airport is the third-busiest airport in the UK (after London Heathrow and
Gatwick) and the primary international hub for the North of England, handling
approximately 28 million passengers annually and significant air cargo volumes.
The airport has significant long-term capacity expansion plans, including the
ongoing expansion of Terminal 2 and new runway utilization strategies. As a
landlord directly adjoining the airport perimeter, Chancerygate now controls
the most valuable industrial real estate in the Greater Manchester logistics
ecosystem — a geography that is already severely undersupplied for industrial
space relative to surging demand from e-commerce, nearshoring, and advanced
manufacturing.
