THE PARTIES

ACQUIRER

Kurv Industrial (formerly Bridge Industrial)

Chicago-based private, vertically integrated industrial real estate investment and operating firm. Led by CEO Steve Poulos. Formerly known as Bridge Industrial — one of the most prolific industrial developers in South Florida, having acquired 800+ acres across 24 South Florida transactions since 2012 and developed 12 million+ square feet of Class A industrial space. Rebranded to Kurv Industrial in 2025/2026. The East Pompano acquisition is part of a previously announced $789 million joint venture with Canada Pension Plan Investment Board (CPP Investments) — one of the largest private industrial JVs in South Florida history. Acquisition financed with a $154.8 million mortgage from AREEIF Lender, plus equity from the CPP JV.

SELLER

QuadReal Property Group (Vancouver, Canada)

Vancouver-based global real estate investment, development, and operating company. Manages approximately C$73 billion in real estate assets globally across office, retail, industrial, residential, and mixed-use. QuadReal acquired the East Pompano portfolio as a value-add industrial play and is now rotating capital following a partial lease-up. At time of sale, the portfolio was over 50% leased — providing immediate income while the remaining vacancy (approximately 400,000+ square feet) represents significant mark-to-market upside for Kurv as it executes its lease-up and capital improvement strategy. Sale represented by CBRE National Partners.

DEAL OVERVIEW

Kurv Industrial acquired East Pompano Industrial Center from QuadReal Property Group for $219.7 million on April 7, 2026 — South Florida's largest industrial transaction of the year. The portfolio comprises five warehouses totaling 818,611 square feet in Pompano Beach, Broward County, anchored by four Class A rear-load facilities with 32-foot clear heights (completed 2020-2023) plus a smaller 1993-vintage building. The three separate property record transactions total $219.7 million: $122.5 million for two buildings at 1260-1270 NE 48th Street; $93.5 million for two warehouses at 1240-1250 NE 48th Street; and $4.5 million for the smaller facility.

Following the acquisition, the portfolio will be rebranded as Kurv Pompano and undergo planned capital improvements including spec office buildouts, energy-efficient upgrades, and common area improvements designed to accelerate lease-up of the approximately 400,000+ square feet of available space. Located east of I-95 near North Dixie Highway, the property provides access to over 80% of South Florida's population within a 60-minute drive and is strategically positioned within Broward County's Pompano Beach submarket — the county's largest industrial market.

"The East Pompano Industrial Center is precisely the kind of high-quality, value-add industrial asset that fits our Kurv Pompano vision: best-in-class buildings in the most supply-constrained submarket in South Florida, with significant lease-up upside through active management."

— Steve Poulos, CEO, Kurv Industrial
